Our BTS projects are ideal for companies in the manufacturing, e-commerce and logistics sectors.

We describe four phases of Build to Suit projects:

Site selection. The first approach includes three options: (1) consider a land lot within an industrial park that already have all the services and infrastructure, (2) consider a speculative building or under construction facility, (3) to choose stand-alone industrial land to develop from the beginning.

Test fit. Review all different layouts in order to get the best coverage and productivity of the land, that best suits your company needs.

Specifications. The company describes in a detailed list, all the requirements that match a fully operational building.

Here are some of the concepts that needs to be considered in a Build to Suit project:

  • Manufacture / Production areas
  • Office and other corporate spaces within the building
  • Specific types of walls or roofs
  • Concrete floors and ramps
  • Access infrastructure (ramps, loading docks, electrical, hydraulic or mechanical dock levelers, lighting, energy)
  • Clear height
  • HVAC systems
  • Water supply requirements
  • Energy supply requirements (including KVA capacity, transformers, and power distribution boards)
  • Cistern / water tank
  • Fire control system
  • Parking lot
  • Drop lots – parking areas for truck loads
  • Fire control system
  • Access and checkpoints
  • Special requirements like reinforced concrete flooring for heavy-duty traffic.
  • Freezers
  • Internal partitions (control cages for personnel or product storage)
  • Epoxy floors
  • Special foundations

A Build to Suit project can be contemplated as an open book structure whereby Landlord open the project´s financial and technical books for a complete review by the Tenant, enabling visibility into the value we create on the client´s behalf.

The lease period can also be defined to fully amortize costs in the long term (a 10-to-15-year period is recommended).
